Hines previously published a conceptual drawing showing a 30-story tower with 300 units, a new document filed as a design review application for a building permit. Give more details about what could happen to the 100 block of South Street Main.
The apartments include studios and one and two bedroom units. 5 cabin suites on the 31st floor
The 40 new flats will be affordable under a transfer agreement from the city council. which is the board of directors of the redevelopment agency created in 2020. The affordable unit includes 31 studios, five one-bedroom apartments and four two-bedroom apartments, with less space than double the market rates.
Affordability refers to those making between 60-80% of the AMI, which in Salt Lake County is between about $39,000 and $49,250.

RDA purchased the theater for $5.5 million in 2010 from a local developer. Trying to find a way to revive the theater and attract developers and tenants.
Renderings released this week of Main Street Apartments show the park atop a three-story garage. The park is accessed via a corridor between the New Building and Cairns North Tower, rendered by Dwell Design Studio.
The space included in the exchange for the council’s gift would be a public park above the three-storey garage and the public square separating the new building from the Kearns Building next door to the south.
Pantages Park, a building commemorating the newly constructed playhouse, sits above a parking garage, with 261 stalls across four floors (one basement), accessible from either 100 South or West Temple.

“The tower and its associated residential concourse are set back from High Street (approximately 10 feet), providing relief to the masses at the street wall and providing pedestrian guidance to plazas, walkways and parks,” the developer writes.
The walking paths and parks are an effort to better serve the public. And the building has increased pedestrian access to Main Street in a prime location close to growing Regent Street.
An opportunity may have been missed to extend the corridor to the west, joining the private right of way which aligns with Regent Street and the West Temple.

Main Street Apartments is one of the tallest buildings on the city’s growing skyline. It was once built behind Kensington Tower, the Wells Fargo Center and the LDS Church office building.
Hines is working through the city’s design review process to exceed the city’s 100-foot height limit for mid-sized buildings downtown.
According to the city’s Redevelopment Agency (RDA) request, Hines needs to build at least 30 stories. Salt Lake City is debating whether height limits are high enough in neighborhoods. Including downtown?

Downtown’s newest residential project takes its name from Utah Paperbox, a privately held packaging company founded in 1914, which occupied the space until it moved to its new headquarters in 2013 at 920 South 700 West.

Peters compares this system to “Vending machines” where cars are essentially seven stories tall. It is believed to be the first time such an automated parking system, made by Oakland-based CityLift, has been used in Salt Lake City.
Councilor Amy Folver, who chairs the RDA committee, said the new system was a “daunting task.” He was “extremely excited” and said it would help the city meet the need for a number of parking spaces in the city.
